A steady, unflashy San Jose neighborhood that trades on one thing above all: school access. Modest 1950s-70s ranch homes, quiet streets, and two well-regarded K-8 districts feeding Leigh and Branham.

Cambrian doesn’t photograph like Willow Glen and doesn’t have a downtown like Campbell. What it has is a reputation that every serious South Bay buyer with kids learns within their first month of searching: the schools are good, the streets are quiet, and the neighborhood sits in the pocket between Campbell, Los Gatos, and Almaden. That combination has made Cambrian one of the most consistently competitive segments of the San Jose market for decades.

The housing stock is largely original: single-story ranch homes built from the 1950s through the 1970s, most between 1,100 and 1,800 square feet, on flat lots that take additions and ADUs well. Plenty have been expanded or rebuilt. Plenty haven’t, and those are the opportunities.

Why people buy here

  • The schools, plainly. Cambrian School District and Union School District both carry strong reputations at the K-8 level, and both feed the Campbell Union High School District, most commonly Leigh and Branham. Families who can’t reach Los Gatos or Saratoga prices buy school access here.
  • Location without a premium address. Ten minutes to downtown Los Gatos, ten to downtown Campbell, fifteen to the west valley job corridor. You’re adjacent to the expensive zip codes without paying their entry price.
  • Lots that work. Flat, regular lots in the 5,500 to 7,500 square foot range. Additions pencil. ADUs pencil. That flexibility protects value.
  • A durable resale market. Cambrian buyers are overwhelmingly owner-occupants planning to stay through a school cycle. Demand doesn’t evaporate in soft markets; it just gets quieter.

What I check before I let a client write an offer in Cambrian

  • The actual school assignment, address by address. This is the neighborhood where the boundary line is the price. Two nearly identical houses a block apart can sit in different districts, and the difference is real money. We verify enrollment boundaries directly with the districts, never from a listing.
  • Aluminum branch wiring. Homes built in the mid-1960s through early 1970s sometimes carry aluminum branch circuits. It’s fixable, but it needs to be priced.
  • Zinsco and Federal Pacific panels. Common in this era of construction. Insurers increasingly care.
  • Original galvanized plumbing and clay sewer laterals. Standard mid-century items. Pressure check, crawl space look, sewer scope.
  • Additions and their permits. Cambrian’s stock has been expanded piecemeal for fifty years. The county assessor’s square footage and the physical house frequently disagree. We reconcile them against the permit file before you write.
  • Slab versus raised foundation. Both exist here, and it changes the inspection focus: slab-era homes hide plumbing under concrete; raised homes need a proper crawl space inspection.

Schools, in plain language

Cambrian splits primarily between the Cambrian School District and the Union School District at the K-8 level. Both feed the Campbell Union High School District, with Leigh and Branham the most common assignments. Individual school reputations within each district vary, and boundaries do not line up with what listings call “Cambrian,” so the address-level lookup is the only version of this that counts.

Commute and transit

Cambrian sits between Highway 85, Highway 17, and Almaden Expressway. The west valley employers (Netflix in Los Gatos, Apple in Cupertino) are fifteen to twenty minutes. Downtown San Jose is fifteen. The Peninsula is the hard commute: plan forty-five minutes or more at rush hour via 85 or 17-to-280. There’s no meaningful transit within the neighborhood, so this is a driving location.

Michael’s tip. In Cambrian, the listing agent’s school claims are marketing until proven otherwise. I’ve seen “Leigh High School!” on flyers for homes assigned elsewhere. Before you write, we get the assignment in writing from the district for that exact address, that exact year. It’s a ten-minute task that protects the single biggest reason you’re paying Cambrian prices.
