This is the first entry in a long, slow notebook. It is not a market report. It is the running set of things I actually tell my clients in private — the data, the patterns, the small things that move a deal — written down so you can read them at your own pace.

• Monthly market notes for the South Bay and Peninsula, in plain English.
• Walkthroughs of real disclosure packages, with names and addresses removed, so first-time buyers can see what a “normal” report actually looks like.
• Lender and lending updates, including what rates are doing and why.
• Process explainers for the parts of a transaction that nobody warns you about.

What you won’t find

No clickbait, no doom, no Zestimate hot takes. If a post doesn’t help you make a better decision, it doesn’t get written.

A note on cadence

I’d rather publish one careful post a month than five rushed ones. Subscribe via RSS or check back the first week of each month.
