What they were looking for

A starter home that wouldn’t feel small in three years. Two kids, one on the way, and a budget that needed to leave room for life after the down payment.

What we figured out together

They walked in thinking “three bed, two bath, under $1.4M.” After two weekends of tours, the real list became “good schools, walkable to a park, a kitchen we can actually cook in, and a yard for the dog.” Square footage stopped mattering once we said it out loud.

What we found

A 1958 ranch on a quiet street, slightly above their original ceiling but with room to grow into. The inspection turned up a sewer lateral issue we used to negotiate $12,000 back at closing.
