Some purchases are about the next chapter of daily life. Troy’s was about the other part of life: the place you go to put the week down. He’d had his eye on Strawberry, California for a long time, and when the right condo surfaced, the dream got a street address.
Why a vacation purchase is its own kind of deal
A second home looks like a regular purchase and underwrites like a different one. Lenders treat vacation properties with more caution: expect a larger down payment and slightly different terms than a primary residence, and expect the lender to care about how the property will actually be used. None of this is a problem. All of it needs to be built into the plan before the offer, not discovered inside escrow, so that’s where we started.
The homework that mattered most
For a condo you won’t be living in full time, the association is half the purchase. The HOA’s reserves, its budget, its rules about rentals, pets, and guests, and what its insurance actually covers versus what yours must: we read all of it before Troy committed, because the wrong answer to any of those questions turns a dream getaway into a recurring headache. His association passed the reading. Plenty don’t, and finding that out early is the entire value of the exercise.
Distance was the other wrinkle. A vacation-market purchase means touring, inspecting, and closing on a home that isn’t around the corner, so the process leaned on good local inspectors, thorough video, and clean digital paperwork. Troy never had to wonder what was happening; the updates came to him.
The keys moment
The condo is his. The dream held up to the due diligence, which is the best outcome this job offers: not talking a client out of a dream, and not letting a dream skip the homework, but getting both to the same closing table.
The lesson in it
A vacation home is the most optional purchase anyone makes, which is exactly why it deserves the least optional process. Optimism buys the dream. Diligence keeps it fun.
